Cancellation policy

Changes or cancellations by Guest for bookings between 1-28 nights
• Bookings changed or cancelled 14 days prior to arrival will not be charged. Changes or cancellations
received less than 14 days prior to arrival will still be charged for 100% of the original booking. Please note
that bookings, once confirmed, are non-transferrable.
Changes or cancellations by Guest for bookings over 28 nights
• Bookings changed or cancelled 30 days prior to arrival will not be charged. Cancellations received less than
30 days prior to arrival will be subject to a cancellation charge of 30 night’s worth of your booking. Any
changes received with less than 30 days’ notice will be still be charged 30 nights from the date notification is
received. Please note that bookings, once confirmed, are non-transferrable.
2.2. Cancellations by Bay Tree
Bay Tree Apartments holds the right to cancel, bookings at any time if;
• There is unforeseen damage to the apartment such as a water leak, fire etc. and we are not able to offer you
alternative accommodation within any of our complexes. Should this happen, we would assist you with
securing accommodation of a similar standard and any payment made would be refunded.
2.3. Non-Arrival
Any non-arrivals will be treated as a cancellation and will be subject to a 100% cancellation fee. The apartment
booked will no longer be held, and a new booking will be required.
2.4. Early Departures
Any early departures without notifying us will be treated as a cancellation and will be subject to the same fees
and charges

The apartments lie just off Friar Gate, a major route into the centre of Derby. Buses on Friar Gate run regularly into the city centre, although it is only a 10-minute walk right into the very middle of the city. Markeaton Park is within walking distance in the other direction, offering lovely walks and plenty of outside space, along with a lake and cafe. Derby has a number of museums, an intu shopping centre and cinemas, too.
